This Core 12 Person Instant Cabin Tent with Full Rainfly offers all the comfort of a true cabin-type tent. This means lots of volume inside due to its high ceiling and steep walls, and large windows on all sides.
With a peak height of 80 inches (203 cm), this tent offers a stand-up height for most of users, see how it looks in the camp:

This is a three-room structure, with two inner dividers shown in the picture below. But do not count on privacy here, these are not much more than curtains:

Instant setup
The whole inner tent and the frame are a single piece, so setting this huge tent is incredibly easy as shown in the pictures below. This is one of the largest instant setup tents on the market.
You simply unfold the package and then go around and extend its telescopic poles one by one. This all can easily be done by one person.

However, there is a full coverage fly, and attaching it may be tricky if you do the job alone because the tent is so big. So it is best to have somebody to help, or add the fly on before fully extending the leg poles. I have included it in my list of best instant tents.
Double layer tent
The mentioned full-coverage fly comes with a very convenient and clever design. This means that you can indeed close everything when needed and have full rain protection.
But it does not rain all the time, and in such intervals you can roll up the panels on the fly that match the windows on the inner tent. In such a setup, the tent offers all the usual comfort of a standard cabin type tent, with great views around and air cross circulation. The picture below shows this and some other details.

Observe that the windows on the inner tent are all double-layers themselves. So even when fly panels are up, you can still regulate air flow and privacy with the zippered panels on the inner tent windows. This is an excellent design.
Materials and parts
In the picture below you can see some of the main parts and elements of the tent. Many of them are pre-attached to each other because this is an instant tent.
But the point of the numbered parts is that you can always replace them if by chance you damage anything. This is what sets this tent and Core Equipment as a brand aside. You know what you are buying and they have you covered for many years.

The poles: The pre-attached frame includes steel telescopic poles with locking features, so this is a strong design needed to support such a huge tent and its massive fly. There are two separate fiberglass poles used to support the awning above the doors.
The fabric: The fly and big part of the inner tent are made of a 68D polyester and its waterproof rating is 1200 mm. You will never need more.
The floor is a bathtub style polyethylene, very thick and strong, fully waterproof material. Mesh areas on the windows and on the inner tent ceiling are a No-see-um mesh.
So this is all properly done, with seams sealed, nothing to object at all.
Other details
- The tent comes with several storage pouches on the walls, one is shown below. Pity they are not much bigger.
- There is also a removable gear loft that you attach under the ceiling.
- A cable port is integrated, see it in the picture.

Ventilation
With huge windows on all the sides, the tent offers as much air cross flow as you want.
However, when it rains and you keep the fly closed, you would need roof vents. They are missing here, and the same is with all full-coverage fly tents of this brand, the same is in their 6-person and other tents. So I am not really sure what their designers were thinking.

Regarding the area, the tent is officially for up to 12 people based on the number of sleeping pads that you can fit on the floor. For this you have 180 ft² (16.7 m²) of the floored area, and this is a lot.
But they recommend up to 6 people as you can see in the picture, and this is realistic. Note that there is also a vestibule area with 20 ft² (1.8 m²) where you can keep your shoes and boots. I have included it in my list of best 12 person tents.

Regarding seasons & climate, the tent is a true three-season family camping shelter, and it will indeed work well no matter where you use it. You have all the comfort of a standard cabin tent, when the sky is clear you can enjoy with rolled up flaps.
In a cooler environment, the fly will block winds, the walls are a true inner layer. When it rains, you will be safe no matter how it may be outside.
Regarding the weight, this is a heavy tent, bear in mind its 61 lb (27.6 kg) and do not plan to carry it far from the car. But the weight is expected in view of its strong frame and instant setup because telescopic poles must have parts that overlap and this adds weight.
On the other hand, you have seen its massive fly, so this is all normal. But the tent is an exceptional design and quality.
You might want to compare it with a bit lighter Naturehike Village 13 Instant Tent which is also with a full-coverage fly but indeed much smaller.
The packed size is also typical for an instant tent, the same comment holds regarding overlapping poles and the related length of the packed tent. If you really want a more compact tent, then choose some of those that are fully collapsible, without instant features.
Regarding the price, I would say it is steep, but it is always good to compare. So the mentioned Naturehike tent is smaller yet with a similar price.

In summary, the Core 12 Person Instant Cabin Tent with Full Rainfly is one of the rare big cabin-style tents that truly works in bad weather. You get a huge interior with stand-up height, excellent windows, and a clever fly design that allows you to keep the “cabin tent feel” when conditions are good, while still having full protection when they are not.
The instant setup system is also a major advantage for such a large structure, and the overall build quality is exactly what you would expect from a serious family camping tent.
That said, this is not a lightweight shelter and it is clearly made for car camping only, and the missing roof vents are a real weakness when the fly is fully closed.
But if you want a spacious three-room tent with a true double-layer design, a strong steel frame, and full rain coverage, this Core model is one of the best options in its class despite the weight and price.
